What is RERA ?

RERA (Real Estate Regulatory Authority) was introduced in the year 2016. The purpose of the RERA Act, 2016, is to protect the home buyer and increase the investments in the real estate industry. The RERA law is implemented in all the states to regulate the real estate sector. The law facilitates fast and effective dispute resolution.

The RERA Act makes it mandatory to register a project with RERA, for the launch of any residential or commercial real estate project where the land area is more than 500 square meters. Registering with RERA helps in creating transparency in the implementation of the projects launched.

RERA చట్టం 500 చదరపు మీటర్ల కంటే ఎక్కువ విస్తీర్ణంలో ఉన్న ఏదైనా నివాస లేదా వాణిజ్య రియల్ ఎస్టేట్ ప్రాజెక్ట్‌ను ప్రారంభించేందుకు RERAతో ప్రాజెక్ట్‌ను నమోదు చేయడం తప్పనిసరి చేస్తుంది. రెరాతో నమోదు చేసుకోవడం ప్రారంభించిన ప్రాజెక్టుల అమలులో పారదర్శకతను సృష్టించడంలో సహాయపడుతుంది

रेरा अधिनियम किसी भी आवासीय या वाणिज्यिक रियल एस्टेट परियोजना के लॉन्च के लिए रेरा के साथ एक परियोजना को पंजीकृत करना अनिवार्य बनाता है, जहां भूमि क्षेत्र 500 वर्ग मीटर से अधिक है। RERA के साथ पंजीकरण करने से शुरू की गई परियोजनाओं के कार्यान्वयन में पारदर्शिता लाने में मदद मिलती है

RERA TELANGANA :

The government of India introduced the Real Estate (Regulation And Developement) Act,2016 , For the purpose of regulation and promotion of the real estate sector in the country. The Telangana State Real Estate (Regulation and Development) Rules 2017 was notified by the state government on 31 July 2017 to ensure transparency and regulation of the real estate sector in the state.

The Value Added Tax (VAT) Appellate Tribunal shall be acting as the interim RERA Appellate Tribunal until a permanent Tribunal is designated in the state.

Purpose of RERA Act Telangana :

The primary objectives of RERA Act Telangana are:

  1. To create a transparent and efficient process of selling and purchase in the real estate sector.
  2. To regulate and promote real estate industry in the sector.
  3. To ensure that the consumer interests are safeguarded, and grievance redressal are disposed of as soon as possible by establishing an Appellate Tribunal.
  4. To maintain an official website with records of all real estate agents and projects registered with the regulatory authority for the public viewing.

Documents Required to be Submitted for a Project Registration Under Telangana RERA

  • Name, photograph, contact details and address of the promoter in case of an individual.
  • Name, photograph, contact details and address of the chairman, partners, directors in the case of business entities.
  • Authenticated copy of the PAN Card of the promoter
  • Balance sheet along with the profit and loss account for the last three assessment years.
  • Annual report, Directors report and Auditors report of the promoter for the last three financial years.
  • Number of open and closed parking areas available in the real estate project.
  • Copy of the legal title deed indicating the title of promoter to the land/plot on which the project to be developed is proposed.
  • Details of the consent of the owner of the loan along with documents such as collaboration agreement, development agreement, joint development agreement, etc. in case the promoter is not the owner of the land on which the project to be developed is proposed.
  • Application for registration with the Regulatory Authority.
  • Registration fee in the form of demand draft or banker’s cheque. The fee can also be paid through online mode of payment.
